- Our prices in Euros are as displayed, there are no hidden charges or variation for non French purchasers. A currency converter into sterling is available on the website, which of course is subject to exchange rate variation and updated daily.
- The purchase process in France makes no allowance for sale of your own property ie chains are rare. A loan agreed in principle with a lender will allow an offer to be made. The loan process can take weeks, don't waste your own and others time. Have this agreed in principle beforehand whether in the UK or France.

- Once in France, prior to the visit, we will ask you to sign a 'Bon de Visite' or a 'Mandat de Recherche', a perfectly normal process in France. This 'Bon de Visite' protects the privacy of the property owner as well as the local agents commission - it does not bind you to the purchase. The Mandat de Recherche gives us the power to search for a property on your behalf and could save you on notaires fees.
- As in the UK, legal fees by notaires are additional, and payable by the purchaser. We will guide you through these during your visit as well as the role of notaires who are French Government appointed lawyers.
Buying Holiday Rental Property in the South of France

Tips for buying property in the south of France
- Viewing in the summer months can be tiring in the summer heat. Dress suitably and come equipped with water and refreshments when travelling.
- Sensibly, travel at least a day beforehand and see some of the area. An ideal stay would be 3 or 4 weekdays to allow for second viewings, paperwork, etc
- We are often unable to make appointments on the spur of the moment, so don't make your journey without an appointment prior to leaving
- Please remember no agency or vendor likes to re schedule appointments with people who change their mind prior to arriving. Appointments can be held for a short while whilst travel arrangements are made.
- Developing a relationship with our local agents allows you the opportunity to feel more comfortable prior to setting out
- Initial Languedoc property visits are best made as a couple or individuals. To make a decision on French Real Estate initially with children or family members around is often difficult. Second visits are preferable for families
