French Real Estate Agents When selecting your Languedoc property it is important to check that the agents, Agence Immobiliers as they are known as in France, are fully qualified to handle the transactions linked with French homes. To do this the agents must display the number of the Carte Professional as well as a Certificate of Insurance showing that they are able and insured to assist with your transaction. An ability to speak and work in English as well as French goes without saying. Unfortunately not all agents who advertise themselves as able to offer Property for sale in France have these in place, and this may well jeopardise your purchase at some stage. If operating through a UK based agency please ask them directly for their French partners contact details and check you are not being charged a premium for passing through a UK based agency. There should be no variation in price. Qualified French Real Estate agents in the Languedoc As is the case with our partners, the company or organisation should also be registered with the local Chambre de Commerce and able to offer you a Siret Number, the equivalent of our Company registration number in the UK. If the agents offering there service has neither a Siret number or a Carte Professional then they are not able legally to sell Languedoc property or be insured to operate as an 'agence immobilier' in France. The Process for Purchase of Languedoc Property A correctly qualified agence immobilier, allows you to sign the initial contract, called the 'Compromis du Vente'. After this stage the deposit is due to be paid - normally up to 10% of the purchase price. You will be sent via registered letter to your home address a copy of the Compromis. You then have a 7 day cooling off period before returning along with your deposit. Where loans or conditions of the sale are required they have to be included in this initial contract. The final contract stage (Acte Authentique or Acte du Vente) follows and is signed at the notaires office some weeks later and assistance with translation, etc. can be given throughout this process. Please note that our prices are in Euros and the equivalent Pound Sterling price is subject to exchange rate variation. The price advertised in Euros is exactly the same in France as it is on our site, and includes the agents commission.
